General pests are nuisance type pests that include the following: ants, spiders, cockroaches, silverfish, crickets, grasshoppers, beatles, wasps, bees, fleas, ticks, mice and rats.

A House Inspection. What is it and do I need it?

The majority of all real estate contracts will include a buyer’s due diligence clause. This clause allows the buyer to make further investigations of the property after the offer has been accepted, including but not limited to a home inspection, utility cost evaluations, crime statistics and school ratings. During this due diligence period, the buyer is able to decide if he is willing to proceed with the purchase agreement as originally accepted, cancel the existing agreement or make modifications to the purchase agreement which would have to be agreed to by the seller.

It is extremely important for the buyer to utilise the due diligence to make sure that the property, as well as surrounding amenities and areas are acceptable. Most importantly, the buyer should have a home inspection performed to gain information about the properties mechanical condition.

A home inspection is an inspection of the properties systems, mechanical, electrical plumbing, structural, irrigation, roof, pool and spa. Most inspectors will perform a visual, non-invasive inspection of the property. The inspection typically won’t involve cutting into any walls or exposing any plumbing or wires. The inspector will inspect the roof by way of ladder and/or binoculars, and will also peek into the attic to make sure there aren’t any damaged trusses or any other structural issues.

A home inspection should be performed on all purchases whether the property is brand new, a re-sale, short sale or a foreclosure property. It is always good to know what you’re getting yourself into. Most of the inspection items that inspectors discover on re-sale homes are mistakes that were made by the builder at the time of construction. Most of the time the inspector will discover repair items that exceed the cost of the repair and most of the time a buyer can negotiate for the seller to make those repairs prior to closing.

You should even perform home inspections on the homes that are sold ‘as is’. Even though the seller has disclosed up front that they are not willing to make repairs, the buyer should make sure that the home in a condition that they are wiling to accept and that the needed repairs are within the buyers budget or that the house has issues that are beyond repair.

If an inspection is conducted properly within the buyers due diligence period, the buyer can negotiate with the seller to make repairs to the property, ask for a monetary contribution from the seller towards the needed repairs, or can even cancel the transaction without any recourse if the buyer is unsatisfied with the contents of the inspection report.

You should call to interview more than one inspection company to ensure that you’ve hired an inspector that will perform the inspections that are important to you. You should also compare cost and most importantly, make sure you hire an inspector with the proper license, insurance and certifications.
